Tear Down & Rebuild

When does this make sense or is it right for you?
One of the newest emerging home trends is the concept of tearing down aging homes and replacing them with brand new ones. With the unprecedented appreciation of real estate, many people have significant equity in their property. This is also true for areas of older housing. So, if you live in a great neighborhood and do not want to move but need more space, you can use the equity in your land to build a new home.
Most tear down and rebuild projects are easy to finance. Banks are often more willing to lend money on a brand new home vs. a renovation of an old home. In some cases, new construction may be safer than renovations due to new code changes. Another consideration for tear down and rebuild is energy efficiency. Energy efficiency should be a major element in new home construction. You can incorporate green building techniques to help yourself and the environment.

If you are considering a tear down and rebuild project contact Creech Homes. We can help turn that big decision into the Right Decision, putting you exactly where you want to be.

Process

The following briefly describes our building process

    1. Meet with the home designer to select and customize your building plans.

    2. Walk your lot to determine orientation and grading options.

    3. Decide on building products and specifications to be used in your home.

    4. Creech Construction will provide a sales price based on the information furnished above and a contract will be executed. A deposit will be required at this point.

    5. Meet with interior decorator to select exterior paint, brick and roofing options.

    6. Once your home is “dried in”, you will meet with our superintendent to review rough-ins and answer any questions prior to concealment with drywall.

    7. The interior decorator will document your tile, paint and carpet selections.

    8. We can meet with you on the job periodically; however, we ask that you schedule these meetings in advance. For safety reasons, we would need to escort you while on the jobsite.

    9. Before closing, we will schedule a walk-through and orientation of the home. This will provide you an opportunity to identify any items that need our attention prior to the closing of the property. At this time we will go over our warranty procedures and explain the Residential Warranty Corporation - North Carolina, six (6) year limited warranty.

    10. Mortgage loan closings in North Carolina take place at your lawyer’s office. At that time, we will transfer the deed to the property to you and give you the keys to your home. Before closing, you should arrange for the transfer of gas, water and electric power into your name.

    11. Should any warranty work be required after you move in, we request that you submit it to us in writing approximately 45 days after the closing. We will schedule a meeting with you to review the request and schedule a plan to resolve with appropriate subcontractors.

Prior to the first anniversary of closing, we would need to be notified in writing of any unresolved issues with regards to the warranty we furnish to you at closing.
